Individuals acting as Building Contractors in "Self Build" projects, also Building Contractors who are not members of NHBC, very often experience difficulties in funding building works, and in finding purchasers for the finished product upon completion, or years later, if an "NHBC 10 year warranty" does not exist.
These difficulties can usually be overcome by the alternative method of Architectural Certification.
This involves regular inspections and progress reports during construction, and certification on completion, in an acceptable format by a qualified and registered Architect with appropriate Professional Indemnity Insurance in place.
Certification by other suitably qualified Building Professionals, such as Chartered Surveyors, known as Professional Consultants Certification, may also be acceptable.
Architectural Certification is not a Warranty.
It will, however, provide Building Societies, Banks, other Financial Institutions, and legal advisors, with the assurance and evidence they need that the building work was regularly inspected by a suitably qualified person at appropriate intervals during construction, is properly built in accordance with all relevant approvals, standards and requirements, and provides safe equity for loan purposes.
Structural Warranties are obtainable from specialist Insurance Companies, based on the evidence of the Architectural Certification progress reports, at an additional cost related to the valuation of the finished property.
Inspections are made, progress reports prepared, and certification issued by Mr R E Reynolds ARIBA, Principal of Arnold Design Associates, who is a Chartered Member of the Royal Institute of British Architects, membership No.3001568, and a Registered Architect with Architects Registration Board, registration No.036947K.
Arnold Design Associates holds and maintains Professional Indemnity Insurance on an Each and Every Claim basis, well in excess of the minimum acceptable value for Architectural Certification.
